Pre-Purchase Roof Inspection in Oklahoma City, OK

Pre-Purchase Roof Inspection in Oklahoma City, OK

A pre-purchase roof inspection in Oklahoma City, OK tells you what you are buying before the option period runs out. A general home inspector often looks at the roof from a ladder or the driveway. We get on it, or fly it with a drone if the pitch or the surface makes walking unsafe.

Our pre-purchase roof inspection checks shingle granule loss, cracked or brittle tabs, exposed nail heads, sagging between rafters and the condition of every pipe boot. Rubber boots on plumbing vents usually split after 10 to 12 years and they are one of the most common leak sources we find on homes for sale. We also count layers. Two layers of asphalt shingles changes the cost of the next replacement, and some insurers will not write a policy on a third.

Inside the attic we look for water stains on the decking, delaminated plywood, mold on the north slope and blocked soffit vents. That is where a fresh coat of paint on a ceiling cannot hide anything.

You get a report with photos, an estimated remaining life for the roof and a clear list of repairs. Your agent can use it in the repair request. Oklahoma City, OK Roof Inspection does not sell roofs, so the numbers stay honest. Call (888) 679-3978 to schedule a roof inspection before closing.
